As Chair of the Board, I am proud to introduce this year’s report on behalf of our dedicated team at Squared.

Although we have continued to face a challenging economic outlook and rising cost of living, we remain proud of the impact we have had on our customers over the last year. The new government has put housing high on their agenda with their commitment to build more homes and invest in social housing, which provides a positive outlook for the future.

We remain very proud of the work we do in providing housing and support for local people in need. We are committed to providing good quality homes for our customers that enable them to feel safe and part of the local community.

It was great to see our customers getting involved in our Customer Engagement Group this year, giving their input into how we can improve our services is invaluable.

I would like to extend my sincere thanks to our customers, team members, Board members and community partners for their continued trust, commitment, and shared vision. Together, we are helping to build a better future for Luton.

Looking ahead, we know there is more to do. Demand for truly affordable housing continues to grow, and so does our responsibility to respond with compassion, innovation, and accountability. With the dedication of our team and the strength of our partnerships, I am confident that we are well placed to meet the challenges ahead and seize new opportunities to make a lasting impact.

Property Services

We’re committed to safer, better homes. This year we delivered planned works, rapid repairs and essential component replacements—plus targeted upgrades to kitchens, bathrooms and boilers. Robust safety checks and high completion rates show our focus on quality and reliability, ensuring customers feel the difference in day-to-day living.

Improving our Services

All feedback helps us improve. We follow the Housing Ombudsman’s Complaint Handling Code, assess our performance annually, and publish our annual report and self-assessment. Insights from complaints and our biennial Tenant Satisfaction Survey inform training, better communications, and service changes, so we fix issues fairly, faster, and prevent repeats for customers.
